    Do you happen to know how many years your roof has been in place? According to Bob Vila, the typical roof can last around 20 years, but more advanced materials like metal roofing can last for around 50 to 70 years. If your current roof is bordering close to the 20-year mark, it may be time to stop the repairs and replace it. It's also a good time to make the conversion over to a more durable, longer-lasting metal roof, since such roofing may last longer than your current roof's lifespan.



    2. Water Damage


    Unfortunately, leaks are a known common problem in roofs. Have you gotten any leaking spots repaired in the past? If so, you know they can't always be fixed. If your roof is constantly leaking and needs repairs, it may be a sign your roof is too damaged and weakened to remain in place. Keeping a roof in such a condition can also cause water damage to the interior and allow mold to grow easily. With enough water damage, your roof will become less and less useful as a protective system.



    3. Rot


    When you think of rotting, you may think of food going bad. As you likely know, your roofing system includes a lot of wood, which is prone to rotting. This is especially true in the presence of moisture. If you see moss growing on your roof, it's likely this rotting has already begun. The presence of moss means that moisture has been trapped between the moss and the roof surface, not allowing it to evaporate and escape properly. With enough rotting materials, your roof will eventually fail.
